Site context
The Fairfields is located in the southeast of Latchingdon, with the site comprising of a bungalow, a former domestic garden and a scrap storage area, which renders it brownfield/previously developed land.
The part-brownfield element of the site offers an opportunity to deliver much-needed housing.
If outline planning permission is granted, the details around character and appearance, landscaping and layout will be considered during the reserved matters process.
High quality new homes
Ptarmigan will deliver a high-quality development. The proposal seeks to provide up to 50 high quality, including affordable homes.
The emerging housing mix will accommodate the needs of first-time buyers, growing families, and those looking to downsize. Through this, Ptarmigan will improve housing choice for people in Latchingdon and support the aspirations of local people to get on the housing ladder and own a home of their own.
Affordability
According to Rightmove, the average house price in Latchingdon last year was £502,417.
As such, Ptarmigan’s proposal will increase the local supply of starter homes and improve housing choice to help local people to stay and raise a family in the village they call home.
Sustainability
The landscape-led approach will provide new accessible green space, including a new green southern boundary, with new tree and hedgerow planting, and will boost biodiversity and help habitats to flourish.
Ptarmigan will ensure that all new homes are future proofed to mitigate against the effects of climate change, as well as providing homes with electric vehicle infrastructure to future proof the new homes.
Drainage
Drainage is a key consideration during design process and this aspect of the proposal will be prepared in consultation with the Lead Local Flood Authority.
A sustainable drainage system will be located at the lowest part of the site and will contribute to the natural water management while promoting biodiversity to ensure the appropriate storage and management of surface water.
Improving connectivity and access
To support pedestrian connectivity to local amenities, a new 2m footpath is proposed along the south side of Burnham Road and will connect with a new footway extension on the north side of Burnham Road.
Ptarmigan would deliver improvements to the pedestrian routes along Burnham Road with the provision of tactile paving at junctions with Lawlinge Road and Buchanan Way, making the crossing safer for people with visual impairments.
A new priory ‘T’ junction will be provided on Burnham Road for access to The Fairfields. To improve safety at the junction and reduce speeds of cars coming into Latchingdon, Ptarmigan are seeking to move 30 mile speed limit further to the east of Burnham Road.
